Driveway Sealing Cost

One search term, two unrelated trades. Which one you need decides the price, the contractor, and whether we can help you at all — so this page splits them before it quotes anything.

The short answer

Sealing a poured concrete driveway runs about $0.75–$2.00 per square foot, so a standard two-car drive of 600–800 sq ft lands near $500–$1,300. Pavers cost more — roughly $1.00–$4.50 per square foot, or $700–$2,400 on the same drive — because the joints have to be re-sanded before anything is sealed. Asphalt sealcoating is a different trade entirely: it belongs to a paving contractor, not an exterior-cleaning crew, and we deliberately publish no price for it below.

“Driveway sealing” is the most misleading search term on this site. It returns one set of prices, but it describes two trades that share no material, no equipment, no contractor and no pricing logic. A national cost page that averages them together produces a number that is wrong for both. So before any figure is useful, you need to know which job you are actually buying.

Step one: work out which driveway you have

Thirty seconds outside settles it, and nothing else on this page matters until it is settled.

  • Black or dark grey, one continuous surface, slightly soft in summer heat, edges that crumble rather than crack. That is asphalt — blacktop. The job is called sealcoating. Skip to the next two sections and then leave this site; we cannot help you and we would rather say so.
  • Pale grey, one continuous surface, with deliberate straight control joints cut or tooled into it. That is poured concrete. The job is concrete sealing, and it is the exterior-cleaning trade.
  • Individual units in a repeating pattern, with sand-filled gaps between them. Those are pavers — concrete or clay. The job is paver sealing, and it is the most involved and most expensive of the three.

If you are looking at concrete or pavers, everything from the cost table down applies. If you are looking at asphalt, the next two sections are the honest whole of what we have to tell you.

If it is asphalt, this is the wrong price sheet — and here is why we say so

Asphalt sealcoating is a paving contractor’s service. The U.S. Geological Survey describes the product plainly: sealcoat is “the black, viscous liquid applied to many asphalt parking lots, driveways, and playgrounds in North America to protect and enhance the appearance of the underlying asphalt”. It is a coating sprayed or squeegeed over a bituminous surface, usually alongside crack filling, and it is quoted by the square foot of pavement with the crack work as a separate line.

None of the crews this guide points you to sell it, so we publish no modelled range for it, on purpose. Every other number on this site is built from what real crews in our coverage area actually charge (see our methodology). We have no such basis for sealcoating, and inventing a band to look complete is the one thing a cost reference must never do. Ask two or three local paving contractors, and price the crack filling separately from the coat — that split is where sealcoating quotes genuinely diverge.

The one question worth asking before an asphalt seal

If you do go ahead, there is a single question that matters more than the price: is the product coal-tar-based or asphalt-emulsion-based? The two look identical going down and cost about the same. They are not the same thing.

USGS research found that coal-tar-based sealcoat “typically contains 35,000 to 200,000 mg/kg (parts per million, or ppm) PAHs, about 100 times more PAHs than in used motor oil and about 1,000 times more PAHs than in sealcoat products with an asphalt (oil) base”. PAHs are polycyclic aromatic hydrocarbons. That is a difference of roughly three orders of magnitude between two products a contractor may treat as interchangeable.

It is also already a legal question in some places rather than a preference: USGS notes that coal-tar sealcoat is more common east of the Continental Divide “except in those states, counties, and municipalities where its use is prohibited”, and that “in 2006, Austin, TX, became the first jurisdiction in the U.S. to ban the use of coal-tar sealants”. So: ask which base the product uses, ask for the product name, and check your own city’s rules before the truck arrives. A contractor who cannot answer the first question is not one to hire for the second.

The paver band is taken from what the crews in our own coverage area publish for this exact service, which is why it is wide: it runs from about $1.00–$2.50 per square foot in the Carolina midlands up to $1.50–$4.50 on the Gulf, where humidity shortens the re-seal interval and the dry window is harder to find. The concrete band is ours, by derivation — we do not have the same volume of published concrete-sealing prices to model from, so we take the lower half of the paver band on the stated basis that concrete is one continuous material with no joints to refill and no re-sanding step. It is labelled rather than presented as measured, per our methodology.

Note the shape of this against the rest of the site: sealing a driveway costs several times what cleaning the same driveway costs. Cleaning is $0.10–$0.25 per square foot. Sealing is $0.75–$4.50. They are routinely sold in the same conversation and they are not remotely the same size of purchase, which is worth knowing before the crew is standing in your driveway.

Sealing follows a clean. There is no version where it does not

This is the rule that decides whether a cheap quote is a bargain or a write-off. The Concrete Masonry & Hardscapes Association, the trade body for interlocking concrete pavement, states the requirement without qualification: “All dirt, oil stains and efflorescence must be removed prior to sealing.”

Sealer is not a cleaner and it is not opaque. Whatever is on the slab when the sealer goes down is locked under it — and getting it out afterwards means stripping the sealer, which is a harder and more expensive job than the original seal. A quote that prices sealing alone, on a driveway that has not been cleaned, is not a cheaper version of the same work. It is a different and worse outcome sold at a lower number.

The same tech note sets the drying requirement: “The cleaned surface must be completely dry prior to applying most sealers. Allow at least 24 hours without moisture or surface dampness before application.” That single line rules out the most common upsell in this trade — the same-day seal, offered at the end of a wash, on a slab that was soaked an hour earlier. A clean and a seal are two visits. If a crew offers to do both in one afternoon, that is the whole review you need.

Joint sand: the line item that separates two paver quotes — and the upsell that is genuinely optional

These are two different things and the industry sells them as one. Keeping them apart is worth real money.

Re-sanding is not optional. Cleaning a paver drive lifts the sand out of the joints, and the joints are what make the surface work — empty joints mean the units shift, the edges creep, and weeds establish. Any paver quote that does not name the re-sand step is missing work you will pay for later. This is the same reason pavers cost more to clean than poured concrete does.

Joint sand stabilisation — a liquid product applied to lock the sand in place — is a separate upsell, and the trade body itself is lukewarm on it. CMHA’s guidance says “joint sand stabilization is generally optional and not required for many interlocking concrete pavements”. That is the association that represents the paver industry declining to call its own product necessary. Treat it as a genuine option with a real benefit on a windy or steeply-graded drive, not as a required step — and if a quote presents it as mandatory, that tells you something about the quote.

Wet look or matte, and why the choice is hard to undo

Sealers change how the surface looks, and this is the decision homeowners most often regret. CMHA describes the range by effect rather than by category: some sealers “add a glossy sheen or ‘wet’ look to the pavement”, while “other sealers offer some color enhancement and produce a low sheen, or a flat finish”.

The wet look photographs beautifully and is the one most people pick from a sample board. Two things are worth knowing before you do. First, a glossy film-forming finish is more slippery when wet than the bare surface was — on a sloped drive or anywhere near a pool deck, that is a live consideration, not an aesthetic one. Second, you cannot simply choose differently in three years: changing finish means stripping what is there. Ask to see a sample applied to your own pavers, wet, before you commit — the same sealer looks materially different on different units.

How often it actually needs redoing

Honestly: it depends, and anyone who gives you one number is guessing. CMHA puts it as “sealers normally require reapplication after a period of wear and weather. The period of reapplication will depend on the use, climate, and quality of the sealer”, and notes that acrylics “generally last for a few years”.

What that means in practice across our coverage area: a shaded, humid Gulf Coast drive that grows algae in a season is at the short end, and an open, dry, lightly-used drive is at the long end. The re-seal interval is the number that decides whether sealing is worth it at all — a $900 job redone every two years is a very different proposition from the same job every five — so ask the crew what interval they expect on your surface, in your shade, with the product they are quoting, and get it in writing.

New concrete and new pavers: the wait nobody wants to hear about

Fresh work should not be sealed immediately, and we are going to be careful about what we assert here. For pavers, CMHA is specific about the failure: efflorescence can be drawn to the surface if “the pavers have not had an adequate period of exposure to moisture” or if “the sealer is not breathable” — a white haze locked under the finish, on a brand-new driveway.

For new poured concrete, you will see a 28-day figure quoted widely online. We are not going to publish it as a rule, because we could not source it to a standard we would stand behind. What is checkable is this: every sealer has a manufacturer’s data sheet, and that data sheet states the cure window for that product. Ask your contractor for it by name. A crew that seals to the product’s published requirement is doing the job; a crew that cannot tell you what product they are using is not in a position to tell you when it can go down.

Where the wash water goes

Because sealing always starts with a clean, the runoff question comes with it, and a driveway is graded to drain straight to the street. The wash water carries whatever was on the slab — oil, degreaser, detergent, organic debris — and keeping it out of the storm drain is the logic behind EPA’s stormwater best-practice menu, which includes fact sheets specifically on vehicle and equipment washing. Whether it is legally required at your address is a local question, but a crew that collects or diverts wash water is doing real work, and it is one of the honest reasons a quote sits above the cheapest one.

What a fair sealing quote itemises

Not a red-flag list — a checklist. Every line below should appear separately, with its own number, on any concrete or paver sealing quote worth comparing:

  • The clean, priced on its own, on its own visit.
  • Named stain treatments — oil and rust are separate work and often survive anyway.
  • Joint re-sanding (pavers), stated explicitly. If it is absent, it is not included.
  • Joint sand stabilisation, if offered, priced as the option it is.
  • The sealer, by product name — not “commercial-grade sealer”.
  • The finish, wet-look or matte, agreed from a sample on your own surface.
  • The gap between clean and seal, in days, and what happens if it rains.
  • The expected re-seal interval for that product on your driveway.
  • Cure and return-to-use time — typically a day off the surface and two to three before vehicles.

A quote that carries those nine lines can be compared with another quote that carries them. A single number for “driveway sealing” cannot be compared with anything, which is the entire problem this page exists to fix.
